Why are exact property addresses not shown?

To protect our homeowners and maintain a high level of security, we do not disclose the full address of our property listings. The exact property address will be provided in your confirmation email following complete property booking.
If for some reason you need the full address prior to booking, please contact us.

What time is check-in and check-out?
-
Default check-in time is 5PM on Friday of the event weekend.
Default check-out time is 12PM (Noon) on Sunday of the event weekend.
Refer to individual property pages for specific times for specific events.

What is the policy for early check-in or late check-out requests?

Most homeowners allow for early check-ins or late check-outs. If available, this information is typically listed by the homeowner on their home's page. Extra nights will generally come at an additional cost to be determined by the homeowner.
Please contact us with any requests and be sure to include your group's size, rental dates, and desired properties.

Are listed prices on a per night basis or for the entire length of my stay?

Listed prices are for the entire length of your stay. Additional nights can be added for an additional fee.*

Do I have to pay a security deposit?
-
Yes. Security deposits are collected 7 to 10 days before the rental date in the form of a $1000 hold on your credit card, similar to typical hotel policies. At the conclusion of the weekend, the hold will be released within 72 hours of check-out if there are no damages to the property.

Does the rental price include the security deposit?

The security deposit is not included in the listed price and is issued 7 to 10 days prior to the rental date.
Security deposits are only collected if there is damage to the property.

Are there fees, taxes, or any other charges?

No! The price you see is the price you pay. This is for the whole weekend, not a per night price.

What payment types are accepted?

We accept all major credits cards through our payment system.
If you are unable to pay due to extenuating circumstances, please contact us to arrange for an alternative payment method.

What happens if I need to cancel my rental?

If a contract is terminated at least 60 days in advance of the rental date, you are eligible to receive a 50% refund.
Reservations cancelled within 60 days of the rental date are non-refundable. The 3% credit card fee cannot be refunded, since the Company cannot recover that cost.

Am I still responsible for local taxes and fees from renting my property?

Yes. Homeowners are still responsible for abiding by any and all local ordinances and tax codes. As a listing service, we cannot ensure compliance on your behalf.

How much will it cost me to list my home?
-
Unlike our competitors, it is FREE to list your property with us! Our service fee structure is 15%, and we only get paid if you do. Please note there is a nominal 2.9% credit card processing fee which is passed through to the homeowner.

Do I have control over the price of my home?

Yes! You can set whatever prices you deem appropriate for each and every event. If you are unsure of what your pricing should be, feel free to contact us and we will be happy to advise you in order to make your home as desirable as possible.

Do I need to declare the income I earn from home rentals for tax purposes?
-
If you accumulate 14 rental days or less in a year, you do not need to declare the income earned when filing your taxes! In the Federal Tax Code there is a clause that states homeowners are not required to pay income taxes on income generated from home rentals as long as the time period of the rental is 14 days or less. This is the equivalent of 7 rentals from Friday to Sunday.

What amenities am I expected to provide for customers?

Homeowners are responsible for providing a clean residence, fresh linens and basic household amenities for the renters. Upon completing the listing process, we will provide you with a detailed "Homeowner Expectations" guide and general tips and advice to make renting your home as easy and profitable as possible!

My home is no longer available for a certain game. What should I do?

Removing your home from a game is easy! Simply enter a price of $0 and click the "Save" button on the property edit screen for the particular event and your home will be removed from the listings for that event.

How do I determine how many people my home can accommodate?

In arriving at your final "Accommodation Number", the following totals should be used:
King Bed - 2 people, Queen Bed - 2 people, Full Bed - 2 people, Twin Bed - 1 person, Air Mattress - 1 person, Sleeper Sofa - 1 person, Sofa - 1 person.

I've moved or sold my house and want to take down my listing. What should I do?

While you will be obligated to honor future rentals, simply send us an email and we will take your listing down within one business day.
